Japan Mortgages for Non-Residents in 2026: Check Eligibility Before Property Search
Someone living overseas who wants to finance a home in Japan should not assume that standard resident mortgage products are available. Product eligibility needs to be checked before the property search becomes binding.
Flat 35 is not structured as a general non-resident mortgage
Japan Housing Finance Agency conditions current as of April 1, 2026 require applicants to be Japanese nationals, permanent residents or special permanent residents. A foreign non-resident who does not meet the permanent-resident or special-permanent-resident requirement does not satisfy this product’s stated nationality/residence condition.
Private lending must be checked separately
This is a Flat 35 rule, not proof that every Japanese lender follows the same policy. Non-resident, investment or international-bank financing can have different requirements for borrower profile, collateral, equity and income documentation.
Confirm financing before narrowing the property list
Non-resident buyers should first organize country of residence, nationality, Japan residence status, income currency, tax documentation and available equity, then confirm which loan products are actually accessible.
