Japan Property Purchase Costs in 2026: Acquisition, Registration and Stamp Taxes
A Japanese property budget should include acquisition-related taxes and registration costs separately from the purchase price. Key public charges include real estate acquisition tax, registration and license tax, and stamp tax on qualifying paper contracts.
Real estate acquisition tax
This local tax is generally based on the fixed-asset assessed value rather than simply the negotiated purchase price. Relief can apply to qualifying housing and residential land.
Registration and license tax
Ownership-transfer and other registrations can trigger registration and license tax. NTA guidance explains that the amount depends on the property value and type of registration.
Stamp tax
Paper real-estate sale contracts can be subject to stamp tax according to the stated contract amount, with reduced rates available for qualifying real-estate transfer contracts.
Non-tax closing costs are separate
Brokerage, judicial scrivener fees, mortgage charges and insurance are separate from these taxes. Buyers should calculate the property-specific tax base and registration structure before finalizing the total budget.
