Buying a Tokyo Condominium in 2026: Price Data, Management and Repair Planning
When buying a resale condominium in Tokyo, the asking price should be checked separately from the building’s management quality. MLIT’s Real Estate Information Library provides transaction and closing-price data for resale condominiums and other property types.
Comparable prices are a starting point
MLIT cautions that property prices vary with individual factors and transaction circumstances. Nearby transaction records therefore help establish context but do not replace analysis of floor, orientation, age, station access and building condition.
Check management fees and reserve funds
Japan’s condominium management-plan certification framework highlights governance, management rules, separate accounting for management fees and repair reserves, and long-term repair planning.
Long-term repair planning matters
Current certification criteria include a planning period of at least 30 years and at least two major repair projects within the remaining planning period. Buyers should review the long-term repair plan, reserve balance, repair history and planned contribution increases.
