Can a foreigner register Japanese real estate in their own name?

更新日: 2026-09-02 / 最終確認日: 2026-09-02

Answer

Yes. Foreign nationality by itself does not prevent ownership registration of Japanese real estate. A buyer without a Japanese resident record, however, needs appropriate evidence of an overseas address and consistent identity information under Ministry of Justice practice.

What should be checked?

  • Nationality and country of residence
  • The overseas address to be registered and evidence of that address
  • Passport or other identity documents
  • Consistent name/address spelling across the contract and registration

Practical caution

The exact foreign documents, translations and notarization requirements depend on the case. Confirm them with the judicial scrivener before closing.
