Buying a Used Condominium in Tokyo: Price Data, Management and Repair Planning in 2026

When buying a used condominium in Tokyo, asking price should not be treated as market value by itself. A stronger review separates official transaction evidence from building-specific management and repair information.

Start with MLIT’s Real Estate Information Library

Japan’s Ministry of Land, Infrastructure, Transport and Tourism provides official real-estate transaction and contract-price information that can be searched by area, railway station and period. For used condominiums, the data can include transaction amount, floor area, building age, nearest station and walking distance.

MLIT also cautions that prices vary with property characteristics and transaction circumstances. A single comparable transaction should therefore not be treated as a definitive valuation. Compare several transactions with similar location, size, age, structure and station access.

Separate asking prices from transaction evidence

An asking price reflects the seller’s offer. Official datasets provide different evidence: transaction-price information collected through MLIT surveys and contract-price information derived from designated real-estate information networks after processing to avoid identification of individual transactions.

Review management and the long-term repair plan

Do not review only the current monthly management fee and repair reserve. Check whether a long-term repair plan exists and is periodically reviewed, whether planned works are consistent with the reserve-fund setting, and whether major repairs have been carried out as scheduled. MLIT’s long-term repair planning guideline is intended to support appropriate planning and reserve-fund setting so planned repair works can be implemented properly and on time.

Property-level due diligence still matters

  • Multiple comparable transactions near the target station or area
  • Differences in floor area, age, structure, floor level and station distance
  • Management fees and repair reserves, including revision history
  • Long-term repair plan and major-repair history
  • Owners’ association records, arrears and meeting minutes where available
  • Title, building rules, taxes and financing conditions for the specific unit

Area data is a research starting point, not a guarantee of the value or condition of an individual Tokyo condominium.
