Address Proof for Overseas Foreign Buyers Registering Japanese Real Estate: 2026 Guide

更新日: 2026-09-02 / 最終確認日: 2026-09-02

For a foreign individual living outside Japan who becomes the registered owner of Japanese real estate, the Ministry of Justice clarified address-proof requirements for applications filed from April 1, 2024.

Main evidence

Typical evidence includes an address certificate issued by the government of the home or residence country, or a notarized address statement together with a valid passport copy. A Japanese translation is required for foreign-language documents.

Domestic contact

Registration also deals with domestic-contact information, or a statement that no domestic contact exists. Confirm the exact documents with the judicial scrivener and Legal Affairs Bureau before filing.

Verification date

Based on primary Japanese government sources checked as of September 2, 2026. Confirm current rules and property-specific documents for each transaction.
