Japan Real Estate Agent Fees: Sales, Rentals and Legal Caps in 2026

更新日: 2026-09-02 / 最終確認日: 2026-09-02

Japanese real estate brokers are subject to statutory fee caps set under the Real Estate Brokerage Act. The calculation differs between sales and leases.

Sales

The sales brokerage cap is calculated using statutory price bands; the portion above JPY 4 million uses a 3% rate before applicable consumption tax. Special rules may apply to low-priced vacant properties.

Rentals

For lease brokerage, the combined fee from both sides is generally capped at one month of rent, with additional restrictions for residential leases depending on prior consent. Confirm the amount and who pays it when signing the brokerage agreement.

Verification date

Based on primary Japanese government sources checked as of September 2, 2026. Confirm current rules and property-specific documents for each transaction.
