How to Compare Tokyo Property Yields: Beyond the Headline Yield
Tokyo investment property should not be judged only by asking price or headline yield. Japan’s MLIT Real Estate Information Library allows investors to cross-check actual transaction-price data, official land values, urban-planning information, disaster information and nearby facilities.
Official-data checks
- Compare multiple nearby transaction records.
- Use published land values as an official benchmark for standard sites as of January 1 each year.
- Review zoning, disaster risk, transport and local facilities in addition to price.
Investment analysis
Transaction-price information is based on actual transactions and is processed so individual properties are not easily identifiable. It is published quarterly. Do not treat one record as an appraisal; compare several properties with similar age, size, station distance, rights and management condition.
Yield calculation
Headline yield is commonly a simple annual-rent-to-purchase-price ratio. For an investment decision, separately model management fees, repair reserves, property and city-planning taxes, insurance, vacancy, repairs and management costs to estimate net income.
Caution
Official data does not guarantee investment returns. Confirm the individual property’s price, rent, management, legal restrictions and tax position before making a final decision.
