Inheriting Japanese Real Estate as a Foreigner or Non-Resident: 2026 Guide
When a foreign national or overseas resident inherits Japanese real estate, registration and tax issues should be handled separately. Japanese inheritance-tax exposure depends on factors including the residence status of the deceased and heirs and the composition of the estate.
First checks
Organize nationality and residence details, date of death, will, Japanese property registry information and other estate assets.
Inheritance tax
The NTA explains that filing may be required when the estate exceeds the basic exemption and in other circumstances. Non-resident heirs can in certain cases obtain an e-Tax user identification number.
Condominium valuation
Residential condominium units are subject to specific valuation rules for inheritances from 2024 onward, so market price alone is not the inheritance-tax value.
