Buying Japanese Property as a Non-Resident: 2026 Registration, Tax and Remittance Checklist
Last verified: September 3, 2026
For an overseas buyer, the practical question is not only whether Japanese real estate can be acquired, but whether registration documents, identity checks, settlement funds and tax classifications are ready before contract and closing.
Registration for overseas owners
The Ministry of Justice provides procedures concerning address evidence for foreign individuals and entities residing overseas and information about a domestic contact for an overseas registered owner. Overseas residence by itself is therefore not treated as an exclusion from ownership registration procedures.
Separate buyer and seller tax issues
The National Tax Agency explains withholding obligations where Japanese land or buildings are purchased from a non-resident or foreign corporation. This is a seller-status issue and should not be confused with the buyer simply living overseas.
Practical checklist
- Confirm acceptable overseas address evidence and translations.
- Confirm domestic-contact information for registration.
- Check the tax-residency status of each party.
- Plan international remittance and settlement timing.
- Coordinate early with registration and tax professionals.
Eligibility to own property, mortgage availability and cross-border remittance are separate practical questions and should be planned together before signing.
