Remitting Property Purchase Funds to Japan in 2026: FEFTA Reporting Basics
Sending funds from overseas for a Japanese property purchase can involve more than a bank’s remittance review. Japan’s Foreign Exchange and Foreign Trade Act (FEFTA) also contains transaction and payment reporting rules.
FEFTA covers cross-border payments
Bank of Japan guidance updated in April 2026 explains reporting for payments and receipts between residents and non-residents and for certain transfers between Japan and overseas.
Payment reporting and property-acquisition reporting are separate
BOJ gives an example of a foreign corporation buying Japanese real estate from a Japanese corporation in which the property acquisition is a transaction-reporting matter while the payment or receipt can separately trigger payment reporting.
Payment reports have a JPY30 million threshold
BOJ’s procedure page states that the payment/receipt report is not required for amounts of JPY30 million equivalent or less. That threshold does not automatically remove separate transaction-reporting obligations.
Check the structure before remitting
The required treatment depends on payer and recipient status, amount, contractual parties and payment route. Buyers should confirm documentation and reporting with the remitting bank and relevant adviser before closing.
