Can a non-resident obtain a Japanese home mortgage?
Last verified: August 31, 2026
Answer
A non-resident may face much narrower mortgage options than a resident buyer, and there is no single public rule covering every private lender. The official Flat 35 conditions require Japanese nationality, permanent residence or special permanent residence. Accordingly, a non-resident without such status does not satisfy that product’s applicant requirement.
What this does not mean
This does not prove that every Japanese bank rejects every non-resident borrower. Any private-bank or investment-loan option must be verified directly from that lender’s current official terms.
